Woods Square: Transforming Singapore’s Woodlands into a Regional Centre

Woods Square. The first office space for sale in Woodlands Regional Centre (Singapore’s Northern Gateway), which is being further rejuvenated and developed under the Urban Redevelopment Authority’s (URA) Master Plan 2014.

It is an integrated office development with retail, F&B, and a childcare centre. It will have direct connectivity to the neighbouring Causeway Point mall and Woodlands MRT Station. Future Singapore-JB Rapid Transit System station is only one stop away.

The project aims to address the growing demand for compact office spaces, whilst also offering standard office units – done so by offering three stack types comprising a Small Office Loft Office (SOLO) concept and two towers of approximately 365 office units each.

In 2014, the URA announced that Woodlands would benefit hugely from the new master plan billed to make the region the second business hub of the country, which would grow Singapore’s northern region into a central business district.

This development, as well as the infrastructure involved, have been mapped out and are to be realized within the next decade.

Many industry expert see this move by the URA to be an indication of the government’s commitment to its decentralization policy, which we know to be important to Singapore’s progress towards a healthy and truly stable economy.

Along with the much talked about Jurong Lake District, Woodlands Regional Center has been chosen as key points for the developments to come. In particular:

  • Woodlands Regional Center (the home of Woods Square!) has a 30ha land earmarked to be used for retail and office areas to pioneer this economic renaissance.
  • The North Coast of Woodlands has a 70ha land to be used as a unique Waterfront Gateway Destination.

As such, Woodlands will undergo a transformation into a major employment hub outside the city center.

Woods Square is the first commercial office space to go on sale in Woodlands Regional Center. Considering the URA Master Plan 2014 announcement and current developmental projects, it may yet be the best investment anyone could make right now in this part of Singapore.

Transportation and Amenities

Strategically located in Woodlands Regional Centre, transportation links from Woods Square include:

  • Woodlands MRT: The station will also become an interchange connecting the existing North-South Line to the upcoming Thomson-East Coast Line in 2019.
  • Woodlands Regional Bus Interchange: The interchange recently underwent an exciting facelift, providing the community with even more commuter-centric facilities to ensure a smooth journey for its users.
  • Future Cross-Border Rail Link: Connecting Woodlands to Johor Bahru, this venture will unlocking vast economic opportunities in the Woodlands region by granting it easy accessibility.

Amenities include:

  • Woodlands Civic Centre: Woods Square’s public spaces will be seen as an extension of the civic centre, a focal point for community events.
  • Causeway Point: Just a short walk away, Causeway Point is home to over 250 retail outlets.
  • New residential projects: Woodlands is slated to get almost 10,000 new dwelling units as part of HDB’s Remaking Our Heartland (ROH) program. This is set to spur many new lifestyle developments in the area, from 24-hour F&B joints to recreational facilities.

Woods Square combines its office spaces with a retail section, food and beverage section, and even a childcare center to pioneer the imminent redevelopment of the region.

We mentioned at the start of this article that Woods Square aims to address the growing appeal for compact office spaces – its Small Office Loft Office (SOLO) concept sees 101 such office units ranging from around 500 sq ft to 1,800 sq ft in size. Each SOLO workspace features high floor-to floor heights of 5m and a furniture platform, offering more volume compared to that of a similarly sized typical office unit.

Woods Square also offers 365 office units in Tower 1 for sale, with floor-to-floor heights of 4.2m. Tower 2 has been set aside for lease, with plans for Far East Organization to be a key tenant.
