The cheapest condo sold in Singapore this year was a 1-bedroom unit in Upper Bukit Timah’s The Hillford – a 398 sq ft showbox unit that sold for $467,000 ($1,173 PSF).
But if we’re talking value for money, we’re looking at the price PSF of the unit – how much living space are you getting for your money?
We compiled the list of best value condos in each district in Singapore this 2019:
City fringe districts
Districts 7, 8 and 13: Central fringe of Singapore
Beach Road, Bencoolen Road, Bugis, Rochor, Little India, Farrer Park, Serangoon Road, Potong Pasir, Macpherson
Good location near the city? Check.
Value for money? Check, for Farrer Park condo Kerrisdale.
A 5-bed, 5-bath unit (2,788 sq ft) here was sold for $2,520,000 at $904 PSF. Sounds pricey, but you’re getting lots of living space (and everyone gets their own toilet!).
Another 3-bedroom unit (1,259 sq ft) was sold for $1,230,000 at $977 PSF. It’s a slightly higher PSF price, but that’s a pattern you’ll note in the property market in general: The bigger the unit, the lower the PSF price.
Districts 14 and 15: Central East Singapore
Eunos, Geylang, Kembangan, Paya Lebar, Katong, Marine Parade, Siglap, Tanjong Rhu
Fancy living in Tasty Town? A 3-bedroom unit (2,034 sq ft, so it’s a huuuuge 3-bedder, might we add) in Legenda @ Joo Chiat was sold for $1,450,000, at $713 PSF.
In Siglap, plenty of units in Villa Marina sold for $800 to $1000 PSF. And can we talk about the condo’s pool!??!??!!
Districts 12 and 20: Central North Singapore
Balestier, Moulmein, Novena, Toa Payoh, Ang Mo Kio, Bishan, Braddell, Thomson
A clear winner: A 4-bedroom unit in Thomson View Condominium sold for $2,100,000.
This is some crazy 4-bedroom unit that’s a sprawling 3,843 sq ft, the largest unit in the condo (that’s like, almost 4 4-bedroom HDB flats), so the unit price works out to only $546 PSF.
That said, we suspect one of the reasons for the low PSF price is that Thomson View Condominium has had 4 (unsuccessful) en bloc attempts in recent years. Should you purchase a property and it successfully goes en bloc within 3 years of your purchase, you’re liable to pay Seller’s Stamp Duty amounting to up to 12% of the purchase price of your property. Yiiiiiikes.
The next on the list is Peirce View along Upper Thomson Road. A humble 3-bedroom unit (1,216 sq ft) sold for $840,000, at $691 PSF.
Districts 3 to 5: Southwest Singapore
Alexandra Road, Queenstown, Tiong Bahru, Keppel, Mount Faber, Telok Blangah, Buona Vista, Dover, Pasir Panjang, West Coast
We all know The Interlace along Alexandra Road – this Jenga-like condo even won World Building of the Year back in 2015. And it even has its own Wikipedia page, so what else has it not achieved?
A 4-bedroom unit with a private roof garden (5,608 sq ft) sold for $3,800,000, at a unit price of $678 PSF. Fancy schmancy.
Heartlands
D16 to 19: East Singapore
Bedok, Tampines, Pasir Ris, Loyang, Changi
Simei’s Melville Park saw plenty of units selling from $650 PSF.
If you’re looking at new condo projects, there’s also the mega-condo, Treasure at Tampines, with lowest new launch entry price in 2019, from $1,095 psf:
D26-28: North Singapore
Yishun, Seletar, Sembawang
Of course we didn’t forget Yishun. Here, Orchid Park Condominium units sport great value-for-money, with unit prices beginning from only $618 PSF.
D21 to D25: West Singapore
Upper Bukit Timah, Hillview, Dairy Farm, Bukit Panjang, Clementi Park, Jurong, Choa Chu Kang, Lim Chu Kang, Tengah
The most value-for-money condo on this entire list: A 3-bedroom unit (1,981 sq ft) in Woodlands’ Rosewood Suites sold for $1,080,000 at $545 PSF.
Affordable condos in Singapore
If you’ve checked out our list of cheapest condos in Singapore, you’ll see that most that made the list are compact studio or 1-bedroom units in newer, boutique condo projects.
Value-for-money condo options, on the other hand, tend to be larger units in older condos.
